FAQ

Entrance System Questions

Common questions about commercial entrance systems, installation, and maintenance.

What is a balanced door and why is it used?
A balanced door pivots on a point set back from the door face, so the door swings partially into and partially out from the opening. This design dramatically reduces the force needed to open the door, even against wind pressure or stack effect in tall buildings. Balanced doors are used in high-rise lobbies, buildings with significant stack effect, and entrances exposed to strong winds where a standard pivot or butt-hinge door would be difficult to open. Ellison and Dawson are the two primary balanced door manufacturers.
What types of glass are used in commercial entrance systems?
Commercial entrance glass must be safety glazing per building code. Tempered glass is the most common, available in thicknesses from 1/4 inch to 3/4 inch. Laminated glass provides added security and forced-entry resistance. Insulating glass units with low-E coatings improve energy performance at entrances. For all-glass entries without frames, 1/2 inch or 3/4 inch tempered glass is standard. We source all entrance glass types in clear, tinted, and low-iron varieties.
How long does it take to replace a commercial entrance door?
A standard aluminum storefront door replacement typically takes 2 to 4 hours including hardware installation and adjustment. All-glass Herculite doors require 3 to 5 hours for proper fitting, patch fitting installation, and closer adjustment. Balanced door replacement is a 1 to 2 day process due to the complexity of the pivot mechanism. We schedule entrance work to minimize disruption to your business operations.
Can you match the finish of my existing storefront framing?
Yes. Aluminum storefront framing is available in standard anodized finishes (clear, dark bronze, black), painted finishes (any RAL or custom color), and specialty finishes. We match the exact finish profile of your existing system. Standard finishes are typically in stock for fast delivery. Custom colors require 2 to 4 weeks for factory finishing. We can also refinish existing aluminum framing in place using field-applied coatings.
Do commercial entrance doors need to be ADA compliant?
Yes. All public commercial entrances must meet ADA accessibility requirements including 32-inch minimum clear width, maximum 5 pounds opening force for interior doors, 8.5 pounds for exterior doors, proper threshold height (1/2 inch maximum for new, 3/4 inch for existing), adequate maneuvering clearances, and accessible hardware operable without tight grasping. We ensure every entrance installation meets current ADA standards.
What maintenance do commercial entrance systems need?
Commercial entrance systems need regular maintenance including door closer adjustment every 6 months, weatherstrip and sweep replacement annually or as needed, hardware tightening and lubrication quarterly, glass cleaning and inspection for chips or cracks, threshold inspection and adjustment, and panic hardware testing per fire code. We offer preventive maintenance programs that extend entrance system life and prevent costly emergency repairs.

Entrance System Expertise

Understanding Commercial Entrance Systems

A commercial entrance system is the complete assembly of doors, framing, glass, hardware, closers, thresholds, and weatherstripping that forms the primary entry point to a building. The entrance is the most heavily used and most visible element of a commercial building envelope. It must be structurally sound to resist wind loads and forced entry, thermally efficient to minimize energy loss, accessible to people of all abilities per ADA requirements, and aesthetically appropriate to the building design. In the DMV, commercial entrances must also perform through extreme seasonal conditions ranging from humid 100-degree summers to sub-freezing winters with ice and snow.

The most common commercial entrance types in the DC metro area include aluminum storefront entrances with narrow or medium stile doors, all-glass frameless entries using Herculite-style doors with patch fittings, balanced doors for high-rise lobbies and wind-exposed locations, and vestibule systems that create thermal buffer zones. Each entrance type has specific hardware, closer, and glazing requirements. Aluminum storefront entrances are the workhorse of commercial buildings, using extruded aluminum framing with tempered glass doors in standard sizes. All-glass entries provide maximum transparency for high-end retail and corporate lobbies. Balanced doors solve the problem of opening doors against wind pressure and stack effect in tall buildings.

Expert Glass Repair provides complete entrance system services throughout DC, Northern Virginia, and Maryland. We install new entrance systems, replace worn doors and hardware, reglaze broken entrance glass, adjust closers, replace thresholds and weatherstripping, and perform preventive maintenance programs. We work with all major entrance system manufacturers including Kawneer, YKK AP, Oldcastle, Ellison, Dawson, and CR Laurence. Our technicians carry common door sizes, hardware, closers, and glass on service vehicles for fast turnaround on standard repairs.
