Where We Install

Application Areas

Glass railings transform residential and commercial spaces. Each application has unique structural, code, and environmental requirements that inform the system design.

Deck Railings

Weather-resistant glass panels that block wind while preserving your view of the yard, pool, or landscape.

Post-mounted and channel systems are the most common for deck installations. We assess your deck framing to ensure adequate structural support at each connection point.

Balcony Railings

Frameless and channel-mounted glass railings for residential and condominium balconies.

Balcony installations require structural anchorage to concrete or steel. We provide engineered connection details and coordinate with building management for multi-unit projects.

Staircase Railings

Interior and exterior staircase railings that flood the space with natural light. Custom-measured for straight, curved, L-shaped, and spiral layouts.

Staircase glass must be angled to match the stair pitch while maintaining code-required guard heights at every point along the run.

Pool Fencing

Safety-rated glass barriers with self-closing, self-latching gates that meet pool barrier codes without blocking sightlines.

Pool glass fencing must meet IRC P2904 / ASTM F1346 standards. We design gate locations, specify hardware, and handle permit applications and final inspections.

Interior Railings

Glass railings for interior loft edges, mezzanines, open floor plans, and multi-level living spaces.

Interior installations allow for the widest range of glass and hardware options since weather exposure is not a factor. Frosted glass is popular for loft privacy.

Commercial Railings

Architectural glass railings for office lobbies, retail atriums, mezzanines, restaurant terraces, and hotel balconies.

Commercial projects require PE-stamped engineering drawings. We coordinate with architects, general contractors, and building inspectors throughout the project lifecycle.

Glass Selection

Glass Types & Specifications

All railing glass is safety-rated per CPSC and ANSI standards. We help you select the right glass type based on your application, privacy needs, elevation, and design preference.

Tempered Clear

3/8" to 1/2" (10mm-12mm)

Standard safety glass for railing applications. Heat-treated to be 4-5 times stronger than annealed glass and shatters into small, blunt granular pieces.

Best for: Most residential and commercial railing installations
Safety: CPSC 16 CFR 1201 / ANSI Z97.1

Frosted / Acid-Etched

3/8" to 1/2" (10mm-12mm)

Acid-etched or sandblasted surface creates a translucent, diffused appearance for privacy while maintaining light transmission.

Best for: Loft railings, bathroom-adjacent areas, ground-level privacy
Safety: CPSC 16 CFR 1201 / ANSI Z97.1

Tinted Glass

3/8" to 1/2" (10mm-12mm)

Gray, bronze, or blue-green tint for glare reduction and aesthetic accent. Reduces solar heat gain on sun-exposed installations while adding a subtle.

Best for: Sun-exposed decks, rooftop terraces, design accent panels
Safety: CPSC 16 CFR 1201 / ANSI Z97.1

Laminated Safety Glass

3/8" to 9/16" (10mm-14mm)

Two layers of glass bonded with a PVB or SGP interlayer. If broken, fragments adhere to the interlayer and the panel remains in place, preventing.

Best for: Elevated balconies, pool barriers, commercial, high-security
Safety: CPSC 16 CFR 1201 Cat II / ANSI Z97.1

Safety & Compliance

Building Code Requirements

Glass railings must meet strict IBC and IRC structural and safety requirements. Every installation we perform is engineered for full code compliance in Virginia, Maryland, and Washington DC.

Guard Height (IRC R312.1.1)

Minimum 36" for residential applications. Minimum 42" for commercial per IBC 1015.3. Measured from the walking surface to the top of the rail or top edge of glass.

Glass Safety Rating

Tempered or laminated safety glass required per CPSC 16 CFR 1201 and ANSI Z97.1. All railing glass we install meets or exceeds Category II impact requirements.

Structural Load Rating (IBC 1607.8)

200 lbs concentrated load applied at any point and 50 lbs/ft uniform load applied to the top rail. Glass thickness and mounting hardware are engineered to these specifications with a safety factor.

Opening Limitation (IRC R312.1.3)

No opening large enough to pass a 4-inch sphere to prevent child entrapment. Solid glass panels inherently satisfy this requirement with no gaps between balusters.

Wind Load (ASCE 7)

Exterior railings must resist design wind pressures calculated per ASCE 7 based on building height, exposure category, and geographic wind speed. We calculate project-specific wind loads.

Pool Barrier (IRC P2904 / ASTM F1346)

Pool glass fencing requires minimum 48" height, self-closing / self-latching gates, no climbable hardware, and no openings. Gate latches must be on the pool side at minimum 54" height.

Tempered Glass (ASTM C1048)

All railing glass is fully tempered per ASTM C1048 Kind FT. Tempered glass is 4-5x stronger than annealed glass and breaks into small, blunt granular pieces for safety.

Laminated Glass (ASTM C1172)

Laminated railing glass uses a PVB or SGP interlayer per ASTM C1172. If broken, fragments adhere to the interlayer and the panel remains in the frame, preventing fall-through at elevation.

Fully Insured -- All installations comply with Virginia, Maryland, and DC building codes. We pull permits and coordinate inspections when required.

Common Questions

Glass Railing FAQ

How thick does glass need to be for railings?
Residential glass railings typically require 3/8-inch (10mm) to 1/2-inch (12mm) tempered or laminated safety glass. The exact thickness depends on the unsupported panel span, guard height, wind load exposure, and mounting system. Elevated balconies and commercial applications often require 1/2-inch laminated glass for additional safety. We calculate the required thickness for each project based on IBC load requirements and ASTM E1300 glass design charts.
Are glass railings safe for children and pets?
Yes. Glass railings use tempered or laminated safety glass that is 4-5 times stronger than standard annealed glass. Solid glass panels have no openings larger than 4 inches (the "4-inch rule" per IRC R312.1.3), making them actually safer than traditional balusters for preventing child and pet entrapment. Tempered glass shatters into small, blunt granular pieces rather than sharp shards. Laminated glass remains intact even when broken.
What is the building code height for glass railings?
The International Residential Code (IRC R312.1.1) requires guardrails to be a minimum of 36 inches high for residential applications. The International Building Code (IBC) requires 42 inches for commercial applications. Virginia, Maryland, and DC adopt these codes with some local amendments. Open-sided walking surfaces more than 30 inches above the floor or grade require guardrails. Our installations always meet or exceed the applicable height requirements for your jurisdiction.
How do frameless glass railings stay up without posts?
Frameless glass railings are secured at the base using either a U-channel (base shoe) system or standoff point fittings. The base shoe is a continuous aluminum channel bolted to the deck, balcony slab, or floor structure. The glass panel sits inside the channel and is secured with structural silicone sealant and compression wedges. Standoff systems use through-bolted circular fittings with rubber gaskets. Both methods are engineered to meet the 200 lb concentrated load and 50 lb/ft uniform load requirements of IBC Section 1607.8.
How much do glass railings cost?
Glass railing costs vary based on the mounting system (post-mounted is typically the most affordable, standoff and frameless are premium), glass type (tempered vs. laminated), hardware finish (brushed stainless vs. brass PVD), and project complexity (straight runs vs. curved or staircase). We provide free on-site estimates with itemized proposals that break out materials, fabrication, and installation. Contact us at (703) 679-7741 for a no-obligation consultation.
Can glass railings be installed on existing decks?
Yes. Glass railings can be retrofitted onto existing decks, balconies, porches, and staircases. During our site survey, we assess the structural capacity of your existing framing -- deck joists, rim board, ledger board, and posts. Some decks may require blocking or reinforcement at connection points to support the concentrated loads from railing hardware. We handle any necessary reinforcement as part of the installation scope.
Do glass railings require a top cap rail?
It depends on the system and local building code. Many frameless channel systems use a slim top cap rail for added lateral rigidity and a clean, finished appearance. Some designs use glass panels tall enough to serve as the guard without a separate rail -- the glass top edge is polished smooth. Commercial applications and certain jurisdictions require a graspable handrail in addition to the guard. We specify the appropriate top rail configuration based on your code requirements.
How do you clean and maintain glass railings?
Clean glass railing panels with a standard glass cleaner and a soft microfiber cloth or squeegee. For outdoor railings, a mild soap-and-water solution with a soft bristle brush removes pollen, dust, and hard water deposits. Frosted glass hides fingerprints naturally and requires less frequent cleaning. Stainless steel hardware should be wiped with a stainless-specific cleaner quarterly. Inspect standoff fittings and base shoe sealant annually. We provide detailed care instructions at the completion of every installation.
What hardware finishes are available for glass railings?
We offer four premium hardware finishes: brushed stainless steel (304 and 316 marine grade), matte black powder coat, polished chrome, and brass/satin gold PVD. All finishes are available across posts, standoffs, base shoes, cap rails, and gate hardware. The finish you select should complement your existing architectural hardware, door handles, and light fixtures. We bring finish samples to your site survey so you can see them in context with your materials and lighting.
Do glass railings block wind?
Yes. Solid glass panels act as highly effective windscreens while preserving your view completely. This is one of the primary functional advantages over cable, picket, or open baluster railings. Glass railings on elevated decks, rooftop terraces, and balconies significantly reduce wind exposure, making outdoor spaces more comfortable for dining, lounging, and entertaining year-round. We engineer the glass thickness and mounting to withstand the design wind pressures calculated per ASCE 7 for your specific location and elevation.
Are permits required for glass railing installation?
In most jurisdictions across Virginia, Maryland, and Washington DC, permits are required for guardrail installation or replacement on decks, balconies, and elevated surfaces. Pool barrier installations always require permits and final inspection. We handle permit applications, submit engineering documentation when required, coordinate inspections, and ensure your installation passes final review. Our team is familiar with the specific permit processes and code requirements of each jurisdiction across the DMV.
