Wall Systems

A curtain wall is a non-structural exterior wall system that hangs from the building structure like a curtain. Unlike load-bearing walls, curtain walls carry only their own weight and transfer wind loads to the building frame through anchor connections at each floor slab. The system consists of aluminum mullions (vertical members) and transoms (horizontal members) that form a grid, with insulating glass units, spandrel panels, or opaque infill set into each opening. Modern curtain wall systems are engineered to resist wind loads per ASCE 7, control air infiltration per ASTM E283, prevent water penetration per ASTM E331, and provide thermal insulation through thermally broken aluminum profiles and high-performance insulating glass.

In the DMV region, curtain wall systems face significant environmental demands. Summer temperatures routinely exceed 95 degrees with high humidity, while winter temperatures drop below freezing with freeze-thaw cycling that stresses sealant joints and gaskets. Wind loads in the DC metro area require engineering analysis specific to each building height and exposure. Over time, the gaskets and sealants that keep water and air out of the building degrade and need replacement. Insulating glass units lose their seal and gas fill, reducing thermal performance and causing fogging between panes. Thermal breaks in the aluminum framing can be compromised by building movement or improper installation. These failures manifest as water leaks, condensation, drafts, and increased energy costs.
