High-Rise Standard

Unitized Curtain Wall

Factory-assembled curtain wall panels hung on the building structure and interlocked. Pre-glazed in controlled conditions for superior quality.

Stick-Built Curtain Wall

Field-assembled curtain wall from individual mullions, transoms, and glass lites. Adaptable to complex building geometries and irregular facades.

Flush Exterior

Structural Glazing

Glass bonded to the aluminum frame with structural silicone sealant, creating a flush exterior surface with no visible pressure plates or caps.

Point-Supported Glass

Glass panels supported by stainless steel point fixings (spider fittings) attached to a structural support system of cables, rods, or steel members.

Why Choose Us

DMV Curtain Wall Experts

Building owners and property managers choose Expert Glass Repair for professional curtain wall service at any height.

Leak Remediation

We trace water infiltration to its source using ASTM E1105 field testing, not guesswork. We repair the actual failure point -- degraded gaskets,

Thermal Restoration

We restore thermal performance by replacing failed IGUs, upgrading gaskets, repairing thermal breaks, and re-sealing joints. Thermal imaging identifies heat loss points so we target the highest-impact repairs for energy savings.

High-Rise Capable

We have the equipment, certifications, and experience for curtain wall work at any height. Swing stages, mast climbers, rope access, and BMU operation for safe, efficient high-rise glass and curtain wall service.

Fully Insured

Full commercial liability insurance for curtain wall work. COI certificates provided for property managers, building owners, and general contractors throughout the DMV.

FAQ

Curtain Wall Questions

Common questions about commercial curtain wall systems, repair, and maintenance.

What is the difference between unitized and stick-built curtain wall?
Unitized curtain wall arrives at the job site as factory-assembled panels that are hung on the building structure and interlocked. Stick-built curtain wall is assembled piece by piece on site from individual mullions, transoms, and glass lites. Unitized systems install faster and have better factory quality control, but cost more upfront. Stick-built systems are more adaptable to irregular building shapes and allow easier individual component replacement.
Why is my curtain wall leaking water?
Curtain wall leaks typically result from degraded gaskets and weatherseals, failed sealant joints between mullions and glass, compromised drainage channels within the framing, or structural movement that has broken the seal between panels. In the DMV, freeze-thaw cycling accelerates gasket degradation. We perform water infiltration testing to identify the exact leak path and repair the specific failure point rather than applying surface sealant that masks the problem.
Can you replace a single glass panel in a curtain wall?
Yes. Individual glass lites in a curtain wall can be replaced without disturbing adjacent panels. In stick-built systems, we remove the pressure plates and gaskets, extract the damaged lite, install the replacement glass, and reseal. In unitized systems, the process depends on the specific system design. We source replacement glass to match the exact specifications including coating, thickness, and spacer configuration of the original.
How do you access curtain wall panels on a high-rise building?
We use several access methods depending on the building: building maintenance units (BMUs) where available, suspended scaffolding (swing stages), mast climbing work platforms, and rope access (industrial abseiling). For lower floors, boom lifts and scaffolding may be sufficient. We coordinate access planning with property management and carry all required safety certifications for high-rise work.
What causes curtain wall condensation?
Condensation on curtain wall glass occurs when the interior glass surface temperature drops below the indoor dew point. This typically results from failed thermal breaks in the aluminum framing, degraded insulating glass unit seals that have lost their argon fill, single-pane glass in cold climates, or inadequate perimeter HVAC distribution. We diagnose the root cause with thermal imaging and recommend targeted solutions.
How long does a curtain wall system last?
A properly maintained curtain wall system lasts 40 to 60 years for the aluminum framing and 20 to 30 years for the insulating glass units. Gaskets and sealants have shorter lifespans of 10 to 20 years and need periodic replacement. Many buildings in the DMV built in the 1980s and 1990s are now reaching the point where comprehensive gasket replacement and reglazing are needed to restore thermal performance and water tightness.

Curtain Wall Expertise

Understanding Glass Curtain Wall Systems

A curtain wall is a non-structural exterior wall system that hangs from the building structure like a curtain. Unlike load-bearing walls, curtain walls carry only their own weight and transfer wind loads to the building frame through anchor connections at each floor slab. The system consists of aluminum mullions (vertical members) and transoms (horizontal members) that form a grid, with insulating glass units, spandrel panels, or opaque infill set into each opening. Modern curtain wall systems are engineered to resist wind loads per ASCE 7, control air infiltration per ASTM E283, prevent water penetration per ASTM E331, and provide thermal insulation through thermally broken aluminum profiles and high-performance insulating glass.

In the DMV region, curtain wall systems face significant environmental demands. Summer temperatures routinely exceed 95 degrees with high humidity, while winter temperatures drop below freezing with freeze-thaw cycling that stresses sealant joints and gaskets. Wind loads in the DC metro area require engineering analysis specific to each building height and exposure. Over time, the gaskets and sealants that keep water and air out of the building degrade and need replacement. Insulating glass units lose their seal and gas fill, reducing thermal performance and causing fogging between panes. Thermal breaks in the aluminum framing can be compromised by building movement or improper installation. These failures manifest as water leaks, condensation, drafts, and increased energy costs.

Expert Glass Repair provides comprehensive curtain wall services throughout DC, Northern Virginia, and Maryland. We perform ASTM E1105 field water testing to identify leak sources, reglaze failed insulating glass units, replace degraded gaskets and sealants, and restore thermal performance. We service both unitized and stick-built systems from all major manufacturers including Kawneer, YKK AP, Oldcastle, and Schuco. Our high-rise access capabilities include swing stages, mast climbers, and rope access for buildings of any height.
