The Condo Challenge

Condo Glass Work Is Not Like Regular Glass Work

Most glass companies treat condos like houses. They are not. Condos have HOA rules, building access restrictions, noise ordinances, elevator schedules, and uniformity requirements that regular glass contractors have never dealt with. You need a company that knows the condo world.

HOA Approval Maze

Architectural review boards, specification requirements, approved vendor lists, meeting schedules.

Building Access Headaches

Freight elevator reservations, loading dock scheduling, work-hour restrictions, security clearances, move-in/move-out restrictions.

Matching Existing Glass

Your HOA requires the replacement glass to match the rest of the building exactly. Different tint? Denied. Wrong thickness? Denied. We identify your building's exact glass specifications and source matching glass, even for older buildings.

Owner vs. Association Responsibility

Who pays for condo glass replacement? The answer depends on your governing documents, and it is not always clear.

Neighbor Disruption Concerns

Your neighbors do not want to hear drilling at 7 AM. Neither does your building manager. We work within approved noise hours, contain dust and debris,

High-Rise Logistics

Getting glass panels to the 15th floor is not the same as bringing them to a single-family home. We plan material staging, elevator timing, and installation sequences to handle high-rise logistics efficiently and safely.

We Handle the HOA. You Enjoy the New Glass.

From preparing the architectural review submission to coordinating the freight elevator reservation, we manage every step of your condo glass project. You approve the plan. We execute it.

Technical Expertise

High-Rise Glass Specifications

Glass requirements change dramatically with building height. Wind loads increase with elevation, requiring progressively stronger glass assemblies on higher floors. We specify the right glass for every floor of your building.

High-Rise Window Glass Specifications by FloorWind Load (PSF)Building Floor Level02040608010025 PSF1-535 PSF6-1045 PSF11-1560 PSF16-2075 PSF21-2590 PSF26-30+Higher floors = greater wind exposure = thicker, stronger glass specifications required by code

Wind Load Engineering

We calculate design wind pressure for your specific building height and location using ASCE 7 standards. Higher floors experience exponentially greater wind loads, requiring thicker glass, laminated interlayers, or structural glazing systems. We specify glass that meets or exceeds code requirements for your floor level.

Thermal Performance

High-rise units face unique thermal challenges -- greater wind exposure increases heat loss in winter and solar gain in summer. We specify Low-E coatings, argon gas fills, and thermally broken frames appropriate for your elevation and orientation. South and west-facing units get different coatings than north-facing units.

Sound Attenuation

Higher floors often experience more wind noise and helicopter traffic, while lower floors contend with street noise. We match glass thickness and lamination to your acoustic environment. Laminated glass with PVB interlayers can reduce noise transmission by 5-10 dB compared to standard IGUs.

What Condo Owners Say

Common Questions

Condo Glass FAQ

Do I need HOA approval to replace my condo windows?
In most cases, yes. Most condo associations require architectural review and approval before window replacement because windows affect the building's exterior appearance. We work with your HOA throughout the process, providing specifications that meet association requirements for glass type, tint, frame color, and installation methods. We have experience with dozens of DMV condo associations and know what they require.
Who is responsible for condo window replacement -- the owner or the association?
This depends on your condo association's governing documents. In many associations, the exterior building envelope including windows is the association's responsibility, while interior elements are the unit owner's responsibility. Some associations split responsibility, covering the glass but requiring the owner to pay for interior finishing. We review your situation and work with whoever is responsible.
Can you work on high-rise condos?
Yes. We have extensive experience with high-rise condo glass work in Arlington, Tysons, Bethesda, Silver Spring, and Washington DC. We work on buildings of all heights using appropriate methods including interior access, swing staging, and coordination with building management for freight elevator access, loading dock scheduling, and work hour restrictions.
How do you handle glass replacement in occupied condos?
We take extra care in occupied units. We lay protective floor coverings, contain dust and debris, work within building noise-hour restrictions, and clean up thoroughly when finished. For sliding door and window replacements, we minimize the time the opening is exposed to weather. We coordinate with you on timing and can often complete a single-unit replacement in one day.
Can you match the glass in the rest of the building?
Yes. Maintaining uniform building appearance is critical for condos. We identify the exact glass type, tint, coating, and thickness used in your building and source matching glass for replacement. If the original glass is no longer available, we source the closest match and obtain HOA approval before proceeding. We have sourced matching glass for buildings dating back to the 1970s.
Do you repair balcony glass railings?
Yes. We repair and replace balcony glass railing panels, including tempered glass, laminated glass, and frameless glass railings. Balcony glass must meet safety codes for impact resistance and fall protection. We use safety-rated glass that meets or exceeds building code requirements and coordinate with your HOA for approval.
Can you replace sliding glass doors in a condo?
Yes. Sliding glass doors are one of the most common condo glass replacements we perform. We replace the glass panels, repair or replace rollers and tracks, and upgrade to energy efficient glass options. For balcony sliding doors in high-rise units, we use impact-rated glass where required by code and coordinate with building management for access and scheduling.
What about lobby glass and common area glass?
We work directly with condo associations and property management companies on common area glass including lobby entrance glass, fitness center glass, pool enclosure glass, party room glass, and corridor glass. We handle the entire project from specification to installation, working within building access restrictions and minimizing disruption to residents.
Do you provide certificates of insurance for condo work?
Yes. We provide certificates of insurance naming your condo association as additionally insured, as required by most associations. We carry comprehensive general liability, worker's compensation, and commercial auto insurance. Our insurance certificates are available same-day upon request.
Can you handle a building-wide window replacement project?
Yes. We manage building-wide window replacement projects for condo associations from initial assessment through completion. We develop phased installation schedules that minimize disruption, coordinate with each unit owner for access, maintain uniform quality across all units, and provide the association with complete documentation.
Do higher floors require different glass than lower floors?
Yes. Wind loads increase significantly with building height. Glass on the 20th floor must withstand much greater wind pressure than glass on the 3rd floor. We calculate the design wind pressure for your specific floor using ASCE 7 standards and specify glass thickness, lamination, and framing that meets or exceeds code requirements. Higher floors typically require thicker glass, laminated assemblies, or structural glazing systems.
Can you reduce noise in my condo through glass upgrades?
Yes. Standard dual-pane windows provide moderate sound reduction, but laminated glass with PVB interlayers can significantly improve acoustic performance. We assess your noise environment -- traffic, aircraft, construction, neighboring units -- and recommend glass upgrades that meaningfully reduce sound transmission. For condos near airports or busy streets, we can specify asymmetric IGUs with different glass thicknesses on each pane for maximum noise reduction.
