The Preservation Challenge

Historic Glass Needs a Historic Approach

You cannot put modern float glass in a 150-year-old window and call it a day. Historic homes require glass that matches the original character, installation techniques that respect the existing construction, and compliance with preservation regulations that most glass companies have never heard of.

Modern Glass Looks Wrong

Modern float glass is perfectly flat and uniform. Historic glass has waves, bubbles, and thickness variations that give it character and authenticity.

Preservation Board Requirements

Historic districts have review boards that must approve exterior changes including glass replacement. HPRB in DC, BAR in Alexandria,

Secretary of Interior Standards

All work on designated historic properties should follow the Secretary of the Interior's Standards for the Treatment of Historic Properties. These standards prioritize preserving original materials and using compatible replacement materials. Our work meets these standards.

Traditional Glazing Methods

Historic windows were glazed with linseed oil putty, not modern silicone. Using the wrong glazing compound can damage historic wood and look inappropriate.

Finding Matching Glass

Finding glass that matches the character of 100+ year old glass requires specialty sourcing from a handful of manufacturers worldwide.

Non-Standard Sizes

Historic windows rarely match modern standard sizes. Each opening may be slightly different from the next.

Your Historic Home Deserves Better Than Generic Glass

We source period-appropriate glass, use traditional techniques, and navigate preservation regulations so your historic windows look as authentic as the day they were first installed. Call for a free consultation.

Glass Types

Historic Glass Types We Work With

Cylinder Glass (1800s-1900s)

Mouth-blown cylinder glass was the standard window glass throughout the 19th century. Characterized by gentle waves, faint lines from the blowing process, and slight color variations. Our restoration glass suppliers produce modern equivalents in multiple distortion grades.

Crown Glass (1700s-1800s)

The oldest type of window glass found in DMV historic properties. Produced by spinning molten glass into a disc, resulting in concentric circular distortion patterns. Extremely rare and valuable. We source specialty glass that replicates crown glass character for replacements in the oldest historic buildings.

Wavy or Seeded Glass

Glass with visible waves, bubbles, and seeds (small trapped air bubbles) that give historic windows their characteristic shimmer and life. Modern restoration glass is available with varying levels of distortion and seed density to match virtually any existing historic glass.

Leaded and Stained Glass

Decorative glass assemblies using lead came to join individual glass pieces into patterns. Found in Victorian, Gothic Revival, and Arts and Crafts style homes throughout the DMV. We repair, re-lead, and protect these irreplaceable artistic elements.

What Historic Homeowners Say

Period Glass Replacement
“Our 1850s Georgetown row house had several broken panes. Every glass company we called wanted to install modern float glass. Expert Glass sourced restoration glass that matches the original wavy character perfectly. You cannot tell which panes are new and which are original. They understand historic homes in a way no other glass company does.”

Elizabeth W.

Georgetown, DC

Interior Storm Windows
“Our 1790s Federal townhouse was freezing in winter but we could not change the original windows in the historic district. Expert Glass installed interior Low-E storm windows that are nearly invisible and cut our heating bills dramatically. The BAR approved them without issue. Best improvement we have made to the house.”

James M.

Old Town Alexandria, VA

Leaded Glass Restoration
“The leaded glass transom over our front door was sagging and several pieces were cracked. Expert Glass carefully removed the panel, had it re-leaded and the broken pieces replaced by an artisan, reinstalled it, and added protective exterior glazing. It looks magnificent. This is the kind of skilled work that preserves our neighborhood character.”

Common Questions

Historic Glass FAQ

What is restoration glass?
Restoration glass is modern glass manufactured to replicate the visual characteristics of historic glass. It features subtle waves, bubbles, and thickness variations that mimic the appearance of mouth-blown cylinder glass from the 18th and 19th centuries. Restoration glass is produced in several grades from light distortion to heavy distortion, allowing us to match the character of your existing historic glass while providing the strength and clarity of modern manufacturing.
Do I need a permit to replace windows in a historic district?
Yes. Properties in designated historic districts require approval from the local historic preservation authority before any exterior modifications, including window replacement. In DC, this is the Historic Preservation Review Board (HPRB). In Alexandria, it is the Board of Architectural Review (BAR). In Maryland, it varies by jurisdiction. We prepare the application, provide glass specifications, and attend hearings if needed.
Can I improve energy efficiency without changing the historic appearance?
Yes. We offer several approaches that improve energy performance while maintaining historic character. Interior storm windows with Low-E glass are the most common and effective solution. We also retrofit insulated glass units into existing historic sash where the muntin profiles allow it, and we install weatherstripping that is invisible from the exterior. These methods can reduce energy loss by 50% or more.
What historic districts do you work in?
We work in all historic districts across the DMV including Georgetown, Capitol Hill, Dupont Circle, Kalorama, and Cleveland Park in DC; Old Town Alexandria, Fairfax City, and Leesburg in Virginia; and Takoma Park, Kensington, and Chevy Chase in Maryland. We are familiar with the specific requirements of each jurisdiction's historic preservation authority.
Can you repair wood window sash or just the glass?
We primarily specialize in the glass component of historic windows. For wood sash repair, epoxy consolidation, and complete sash restoration, we partner with experienced millwork specialists who share our commitment to preservation quality. We can manage the entire project including sash repair, glass replacement, and finishing, providing you with a single point of contact.
How do you match existing historic glass?
We first assess the type, age, and characteristics of your existing glass. We evaluate the level of distortion, surface texture, thickness variations, and color tint. We then source restoration glass from specialty manufacturers who produce glass in multiple grades of distortion and character. We select the grade that most closely matches your existing glass and provide samples for your approval.
Is it better to repair or replace historic windows?
Repair is almost always preferred for historic windows from a preservation standpoint. Historic preservation authorities strongly favor repair over replacement. Original wood windows, when properly maintained, can last 200+ years. We assess the condition of each window and recommend the least invasive approach that achieves your goals.
What is the Secretary of the Interior's Standards?
The Secretary of the Interior's Standards for the Treatment of Historic Properties are the national guidelines for historic preservation work. They define four treatment approaches: preservation, rehabilitation, restoration, and reconstruction. Local historic preservation authorities use these standards as the basis for reviewing proposed work on historic properties. All our historic glass work follows these standards.
Do you work on leaded glass and stained glass windows?
Yes. We repair and restore leaded glass windows including re-leading, panel stabilization, broken piece replacement, and protective glazing installation. For complex stained glass restoration involving artistic glass painting or glass cutting, we work with specialized stained glass artisans who are experts in their craft.
How much does historic glass replacement cost compared to standard glass?
Historic restoration glass costs more than standard float glass because it is a specialty product manufactured in limited quantities. The glass itself may cost several times more than standard glass, and the installation requires more skilled labor and careful handling. However, the cost is a fraction of what you would pay to replace entire window units with historically appropriate reproductions. We provide detailed estimates upfront.
