What We Do

Expert Insulated Glass Unit Replacement for the DMV

An insulated glass unit (IGU) -- sometimes called a sealed unit or thermal pane -- is the glass sandwich at the heart of every modern window. Two or three panes of glass are separated by spacer bars and hermetically sealed, with the cavity between panes filled with an insulating gas like argon or krypton.

When the perimeter seal fails, the insulating gas escapes and humid air infiltrates the cavity. The result is permanent fogging, lost energy efficiency, and compromised comfort. But in most cases, the window frame, sash, and hardware are perfectly fine. That is where we come in.

Expert Glass Repair specializes in replacing the failed glass unit while preserving your existing frames. We custom-fabricate each IGU to your exact measurements with your choice of glass type, coatings, and gas fill. The result is a like-new window at a fraction of the cost of full replacement.

IGU Replacement vs. Full Window Replacement

IGU-Only Replacement

We remove the failed sealed glass unit and install a brand-new IGU into your existing frame. Same frame, same trim, same hardware -- new glass. Costs significantly less than full window replacement and takes 30-60 minutes per window on-site.

Full Window Replacement

Only necessary when the frame itself is rotted, warped, or severely outdated. Full replacement includes new frame, sash, hardware, and trim -- a major renovation project. We recommend this only when frames are beyond repair.

Not sure which option you need? We provide free on-site inspections to assess your frames and recommend the most cost-effective solution.

Energy Performance

Energy Efficiency You Can Measure

Insulated glass is rated by industry-standard metrics that quantify thermal performance. Understanding these numbers helps you choose the right IGU for your home and the DMV climate.

R-Value

Up to 7.0

R-value measures resistance to heat flow. Higher is better. Single-pane glass has an R-value of about 0.9.

U-Factor

As low as 0.15

U-factor measures how much heat passes through the glass. Lower is better. Energy Star requires U-factors at or below 0.30 for the DMV region.

SHGC

0.20 - 0.40

Solar Heat Gain Coefficient measures how much solar radiation passes through the glass. Lower SHGC means less summer heat gain.

Energy Savings

Up to 30%

Replacing failed or outdated insulated glass with new Low-E, gas-filled IGUs can reduce heating and cooling costs by up to 30 percent.

DMV Climate Considerations

Washington DC, Northern Virginia, and Maryland experience hot, humid summers (often above 90 degrees F) and cold winters (frequently below freezing). This dual-season climate demands insulated glass that performs in both directions -- blocking summer heat gain and preventing winter heat loss.

Energy Star Requirements

For the DMV region (IECC Climate Zone 4), Energy Star requires a maximum U-factor of 0.30 and maximum SHGC of 0.40. Our standard double-pane Low-E IGUs meet these requirements, and our triple-pane options significantly exceed them for homeowners who want the highest performance.

Return on Investment

Replacing failed or outdated insulated glass typically reduces heating and cooling costs by 15 to 30 percent, depending on how many windows are upgraded and the starting condition. Most homeowners in the DMV recoup the cost of IGU replacement through energy savings within three to seven years.

The Benefits

Why Insulated Glass Matters

Properly sealed insulated glass units deliver comfort, efficiency, and protection that single-pane or failed double-pane windows simply cannot match.

Year-Round Comfort

Insulated glass creates a thermal barrier that keeps conditioned air inside. Rooms stay warmer in winter and cooler in summer, with fewer drafts and cold.

Lower Energy Bills

New IGUs with Low-E coatings and gas fill reduce heat transfer through windows by up to 50 percent.

Noise Reduction

The sealed air space between panes dampens sound transmission. Double-pane IGUs reduce outside noise by 25-35 percent; triple-pane and laminated options.

Condensation Prevention

Properly sealed insulated glass keeps the interior pane warmer than single-pane glass, preventing the surface condensation that leads to mold, mildew, and.

UV Protection

Low-E coatings block up to 99 percent of harmful UV rays that fade furniture, hardwood floors, artwork, and fabrics.

Crystal-Clear Views

Modern insulated glass is optically clear with no visible distortion. Low-E coatings are invisible to the naked eye.

Enhanced Security

Two or three panes of glass are significantly harder to break through than one. Laminated IGU options add an additional layer of impact resistance and.

Increased Property Value

Energy-efficient windows are a top selling point for homebuyers. Replacing failed IGUs eliminates red flags on home inspections and demonstrates.

When to Act

Signs You Need IGU Replacement

Insulated glass seal failure is progressive. The sooner you address it, the less energy you waste and the less damage moisture causes. Watch for these warning signs.

Fog or Haze Between Panes

Persistent cloudiness, fog, or moisture trapped between the glass panes that cannot be wiped away from either side.

White Mineral Deposits

White or chalky residue on the interior glass surfaces inside the sealed unit. These mineral deposits form as moisture repeatedly evaporates and.

Cold Spots Near Windows

Noticeable temperature drops when standing near windows, even when they are closed.

Rising Energy Bills

Unexplained increases in heating or cooling costs can indicate that insulated glass units have lost their gas fill and thermal performance, forcing your.

Distorted or Wavy Glass

Glass panes that appear bowed inward or outward, or views that look distorted through the window.

Visible Seal Deterioration

Cracked, shrunken, or discolored sealant visible around the perimeter of the glass unit.

FAQ

Insulated Glass Questions & Answers

Common questions about insulated glass units, seal failure, and IGU replacement in the Washington DC, Virginia, and Maryland area.

Why are my windows foggy between the panes?
Fog or moisture between double-pane glass means the hermetic seal around the insulated glass unit has failed. Once the seal breaks, moist air enters the space between panes and condenses inside, creating a permanent foggy appearance that cannot be wiped away from either side. The seal deteriorates over time from UV exposure, temperature cycling, and age.
Can you replace just the glass without replacing the entire window?
Yes -- that is our specialty. In most cases we replace only the insulated glass unit (the sealed glass sandwich) while keeping your existing window frame, sash, and hardware. This saves significant cost compared to full window replacement and is the right solution whenever the frame itself is still in good condition.
What is the difference between double-pane and triple-pane insulated glass?
Double-pane IGUs have two glass panes with one insulating air space. Triple-pane IGUs have three panes with two air spaces, providing roughly 30 to 50 percent better insulation than double-pane. Triple-pane also offers superior noise reduction and virtually eliminates condensation on the interior surface. We recommend triple-pane for north-facing windows, bedrooms near busy roads, and homeowners who want maximum energy performance.
What is Low-E glass and should I upgrade?
Low-E (low-emissivity) glass has a microscopic metallic coating that reflects infrared heat. In winter it reflects your interior heat back inside; in summer it blocks solar heat from entering. It also blocks up to 99 percent of UV rays that fade furniture and flooring. We strongly recommend Low-E coatings for all IGU replacements in the DMV -- the energy savings typically pay for the upgrade within a few years.
How long do insulated glass units last?
Quality IGUs typically last 15 to 25 years, depending on the seal system, gas fill, and environmental exposure. Our replacement units use dual-seal construction (PIB primary seal plus silicone structural seal) and warm-edge spacer bars for maximum longevity. We back every installation with our workmanship warranty.
What does argon gas fill do in an insulated glass unit?
Argon is a dense, inert gas that insulates better than air. When sealed between the glass panes, argon reduces heat transfer by conduction and convection -- improving the R-value of the window by approximately 15 to 20 percent compared to air-filled units. It is colorless, odorless, and non-toxic. We use argon gas fill as standard on all our replacement IGUs.
How much energy am I losing through failed insulated glass?
When an IGU seal fails, the insulating gas escapes and is replaced by humid air. This reduces the window thermal performance by 20 to 40 percent. In the DMV climate with hot summers and cold winters, failed insulated glass noticeably increases heating and cooling costs. Most homeowners see a measurable drop in energy bills after replacing failed IGUs with new Low-E, argon-filled units.
Do you service all window brands?
Yes. We fabricate replacement insulated glass units for virtually every window manufacturer, including Andersen, Pella, Marvin, Milgard, Jeld-Wen, Kolbe, Weather Shield, and many more. Each IGU is custom-measured and fabricated to match your existing frame dimensions, glass type, and specifications.
