Seasonal Interior Condensation

Root Cause

Some interior condensation during cold snaps or early mornings is normal, especially in newer, tightly sealed homes that retain more moisture. If it clears within a few hours, it is typically manageable with humidity control.

The Science Behind It

The R-value of single-pane glass is about R-1, while a modern Low-E double-pane IGU is R-3 to R-4. This means the interior surface of single-pane glass is much colder. At 20 degrees F outside and 70 degrees F inside, a single pane's interior surface may be ~35 degrees F, while a double-pane Low-E unit stays above 55 degrees F -- well above the dew point for 35-40% RH air.

Understanding Condensation

Why Windows Get Foggy

Condensation is not always a problem. Here are the four common types and what they mean for your home.

Varies

Interior Condensation

Moisture on the inside surface. Usually caused by high indoor humidity meeting cool glass. Common in winter.

Normal

Exterior Condensation

Dew on the outside. This means your windows are well-insulated. The glass stays cool while indoor heat stays in.

Replace

Between Panes

Haze or fog trapped between glass layers. The IGU seal has failed and the unit needs replacement.

Inspect

Frame Moisture

Water around the frame or sill. Could be thermal bridging, failed caulking, or frame deterioration.

Monitor Humidity

Keep indoor humidity between 30-40% during heating season. A $15 hygrometer from any hardware store can help you track this.

Ventilate Properly

Run exhaust fans during showers and cooking. Ensure all fans vent to the exterior, not to the attic or crawlspace.

Circulation Matters

Keep curtains and blinds open during the day to warm window glass. Do not block air circulation with furniture pushed against windows.

FAQ

Common Questions

Is condensation between the panes covered by warranty?
Many window manufacturers offer 10-20 year warranties on IGU seal integrity. Check your original window documentation. Even if the warranty has expired, replacing just the glass unit (not the entire frame) is significantly less expensive than full window replacement.
Can foggy double-pane windows be repaired without replacing them?
Some companies offer defogging services that drill small holes, inject cleaning solution, and install one-way vents. This removes visible fog but does NOT restore the insulating gas fill or the thermal performance of the window. We generally recommend IGU replacement for a proper, long-lasting fix.
What humidity level should I maintain in winter?
For homes in the DMV area, we recommend keeping indoor relative humidity between 30-40% during the heating season. Use a digital hygrometer (available at any hardware store for under $15) to monitor levels. Above 45% RH, condensation on even well-insulated windows becomes likely when outdoor temperatures drop below 20 degrees F.
Why do my new windows have more condensation than my old ones?
Older, leaky windows allowed so much air exchange that indoor humidity stayed low. New, tightly sealed windows trap more moisture inside. This is actually a sign your new windows are working -- you may just need to improve ventilation (exhaust fans, HRV system) to manage the additional moisture retention.
Does condensation damage my windows or home?
Occasional condensation is harmless. However, chronic condensation can lead to mold growth on window sills and frames, wood rot in wooden frames, paint peeling, and drywall damage. If you see condensation daily for weeks at a time, it is worth addressing the underlying cause.
