Glass Types

Types of Fire-Rated Glass

Not all fire-rated glass is created equal. Understanding the differences between fire-protective and fire-resistive glazing -- and the specific properties of each glass type -- is critical to selecting the right product for your application.

Wired Glass

The original fire-rated glazing material, featuring a wire mesh embedded in the glass during manufacturing.

Advantages

  • Lower cost than alternatives
  • Still code-compliant in some limited applications
  • Visible wire pattern can deter tampering

Limitations

  • Fails impact safety standards
  • Wire weakens the glass, not strengthens it
  • Safety hazard -- sharp wire edges in breakage
  • Being replaced industry-wide

Ceramic Fire-Rated Glass

Clear, transparent ceramic glass (such as Pyran or Keralite) that provides fire protection without the embedded wire mesh.

Advantages

  • Crystal-clear transparency
  • Meets fire AND impact safety standards
  • Withstands thermal shock
  • Available in ratings up to 180 minutes

Limitations

  • Fire-protective only (allows radiant heat)
  • Limited to 25% of wall area in some applications
  • Higher cost than wired glass

Intumescent Fire-Rated Glass

Multi-layer glass with intumescent interlayers that turn opaque and insulating when exposed to fire.

Advantages

  • Blocks radiant heat (fire-resistive)
  • Allows unlimited glazed area in fire walls
  • Multi-layer for redundant protection
  • Clear in normal conditions, opaque in fire

Limitations

  • Heavier than single-layer options
  • Thicker profile requires deeper frames
  • Highest cost fire-rated option

Fire-Rated Tempered Glass

Specially heat-treated tempered glass that achieves a 20-minute fire rating. Used in doors and sidelites where only a 20-minute rating is required.

Advantages

  • Most economical fire-rated option
  • Full tempered impact safety
  • Standard glass thickness and weight
  • Widely available with short lead times

Limitations

  • Limited to 20-minute fire rating only
  • Fire-protective only (no radiant heat block)
  • Not suitable for higher-rated applications

Codes & Standards

Code Compliance & Testing Standards

Every fire-rated glass assembly we install is tested and labeled by an accredited laboratory. We ensure full compliance with the building codes and testing standards that govern fire-rated glazing in Washington DC, Virginia, and Maryland.

IBC Chapter 7 & Section 716

International Building Code requirements for fire-resistance-rated construction, opening protectives, fire-rated glazing limitations, and Table 716.5 which specifies the fire rating required for each type of wall and opening classification.

NFPA 80, 101 & 252

National Fire Protection Association standards for fire doors and other opening protectives (NFPA 80), the Life Safety Code for means of egress and fire compartmentation (NFPA 101), and standard fire tests for doors (NFPA 252).

UL 9 / UL 10B / UL 10C

Underwriters Laboratories fire test standards for window assemblies (UL 9), fire door assemblies (UL 10B), and positive-pressure fire tests of door assemblies (UL 10C). These tests determine the listed fire rating for the complete assembly.

ASTM E119 / E2010 / E2074

ASTM standards for fire resistance of building construction (E119), positive-pressure fire testing of window assemblies (E2010), and fire testing of glazing in building walls (E2074), including the critical hose stream test.

CPSC 16 CFR 1201

Consumer Product Safety Commission standard for safety glazing in hazardous locations. Fire-rated glass installed in doors, sidelites, and areas subject to human impact must meet Category I or Category II impact safety requirements.

DC, VA & MD Amendments

Washington DC, Virginia, and Maryland each adopt the IBC with local amendments that may modify fire-rated glazing requirements. We stay current with all three jurisdictions and coordinate with the authority having jurisdiction (AHJ) on every project.

Applications

Where Fire-Rated Glass Is Required

Fire-rated glass is required by the IBC and local fire codes in locations where fire-resistance-rated construction must include glazed openings. Here are the most common applications we install across the DMV.

Stairwell Enclosures

IBC requires stairwell enclosures to have fire-rated construction. We install fire-rated glass doors, sidelites, and borrowed lites that bring daylight into stairwells while maintaining the required 60 or 90-minute fire separation.

Corridor Walls & Doors

Exit access corridors in commercial buildings require fire-rated separations. Fire-rated glass in corridor walls and doors provides code-compliant protection without sacrificing natural light and visibility -- critical for modern office design.

Atriums & Lobbies

Large atrium openings may require fire-rated curtain wall systems or smoke barriers. We install fire-rated glass wall systems that preserve the open, light-filled design intent while meeting IBC Section 404 atrium requirements.

Fire-Rated Doors

Fire-rated glass doors with vision panels, full-lite glass, and sidelites for stairwells, corridors, and occupancy separations. Complete assemblies with rated frames, hardware, closers, and fire-exit hardware for means of egress.

Occupancy Separations

When different building occupancy types share a structure, IBC requires fire-rated separations between them. Fire-rated glass partitions allow visual connection between spaces while maintaining the required fire barrier.

Historic Building Upgrades

Many historic buildings in Washington DC, Georgetown, and Old Town Alexandria require fire-rated upgrades during renovation. We install fire-rated glass that respects the original architectural character while achieving modern fire protection.

HOA Common Areas

Condominium buildings require fire-rated separations in corridors, lobbies, and stairwells. We work with HOA boards and property managers to plan and install fire-rated glass upgrades during building renovations and capital improvement projects.

Wired Glass Replacement

Traditional wired glass fails CPSC impact safety standards and is being phased out of buildings nationwide. We replace outdated wired glass with modern ceramic or intumescent fire-rated glass that meets both fire and impact safety requirements.

Benefits

Why Fire-Rated Glass Matters

Life Safety Protection

Fire-rated glass is the last line of defense between a fire and the occupants evacuating your building. Properly rated and installed fire-rated assemblies compartmentalize fire and smoke, buying critical evacuation time.

Building Code Compliance

Fire-rated glazing is not optional -- it is a code requirement in locations specified by IBC Chapter 7 and NFPA 101. Our installations pass fire marshal and building inspector review the first time, avoiding costly delays and re-work.

Natural Light & Visibility

Modern fire-rated glass is crystal clear, replacing the old wire-mesh aesthetic with transparent panels that flood stairwells, corridors, and lobbies with natural daylight. Better wayfinding, improved occupant experience.

Property Value & Insurance

Buildings with fully compliant fire-rated assemblies command higher property values and may qualify for reduced insurance premiums. Non-compliant buildings face liability exposure, fines, and potential closure orders.

Modern Aesthetics

Fire-rated glass eliminates the industrial look of traditional wired glass and solid fire-rated walls. Architects and building owners can achieve open, contemporary designs without compromising fire separation requirements.

Sound Attenuation

Multi-layer intumescent fire-rated glass provides significant sound reduction between spaces -- often achieving STC ratings of 35-45. This dual benefit makes it ideal for corridor and office separation walls where both fire and acoustic performance matter.

Common Questions

Fire-Rated Glass FAQ

What is fire-rated glass?
Fire-rated glass is specially manufactured glazing that resists the passage of fire, smoke, and in some cases radiant heat for a designated time period -- typically 20, 45, 60, 90, or 120 minutes. It is tested to standards such as UL 9, UL 10B, UL 10C, and ASTM E119 to earn its fire rating. The glass must be installed in a tested and labeled frame assembly to maintain its rating.
Do I need fire-rated glass in my building?
The International Building Code (IBC) and local fire codes require fire-rated glazing in specific locations including stairwell enclosures, corridor walls, exit passageways, and areas separating different building occupancies. Washington DC, Virginia, and Maryland each have their own amendments to the IBC that may affect requirements. Your local code official or fire marshal determines the specific requirements for your building.
Can you replace old wired glass with modern fire-rated glass?
Yes. Traditional wired glass is weaker than modern alternatives and poses a safety hazard because it does not meet CPSC 16 CFR 1201 impact safety standards. The embedded wire actually weakens the glass rather than strengthening it, and broken wired glass creates dangerous sharp wire-and-glass fragments. We replace wired glass with modern ceramic or intumescent fire-rated glass that meets both fire and impact safety requirements.
What is the difference between fire-protective and fire-resistive glass?
Fire-protective glass (such as ceramics) blocks flames and smoke but allows radiant heat to pass through. Fire-resistive glass (using intumescent interlayers) blocks flames, smoke, and radiant heat. IBC Section 716 limits fire-protective glass to 25% of the wall area and to areas where the glass is not a temperature-rise-rated assembly. Fire-resistive glass can be used in unlimited area and is required where occupants may be exposed to radiant heat for extended periods.
Does fire-rated glass need a fire-rated frame?
Yes. Fire-rated glass must be installed in a listed and labeled fire-rated frame assembly. The glass, frame, glazing compound, and hardware are all tested together as a complete system. Using non-rated frames with fire-rated glass -- or mixing components from different tested assemblies -- voids the fire rating entirely. Our installations use only matched, listed-and-labeled assemblies.
How long does fire-rated glass installation take?
A single fire-rated door or sidelite can typically be installed in one day. Larger projects such as corridor wall systems, stairwell enclosures, or atrium fire barriers may take several days to a few weeks depending on scope. Lead times for fire-rated glass and frames from the manufacturer are typically 3 to 6 weeks depending on the product, size, and configuration.
What fire ratings are available for glass?
Fire-rated glass is available in 20, 45, 60, 90, and 120-minute ratings. The required rating depends on the wall or opening classification per IBC Chapter 7 and Table 716.5. Common requirements: 20 minutes for corridor doors, 45 minutes for 1-hour corridor walls, 60 minutes for stairwell enclosures, and 90-120 minutes for fire barriers and fire walls.
Is fire-rated glass more expensive than standard glass?
Yes, fire-rated glass costs more than standard glazing due to the specialized manufacturing process, rigorous fire testing, and third-party certification required. However, fire-rated glass is a building code requirement -- not an optional upgrade -- in the locations specified by IBC and local fire codes. Failure to install compliant fire-rated assemblies can result in failed inspections, certificate of occupancy delays, fines, and significant liability exposure. We provide free estimates so you can plan and budget accurately.
