Why Is My Window Foggy?

It is not dirt on the glass. The fog is moisture trapped inside the sealed space between your window's two panes — and it got there because the hermetic seal failed.

How a Double-Pane Window Works

A double-pane window is built around an insulated glass unit (IGU) — two panes of glass separated by a sealed spacer bar filled with desiccant. The cavity between the panes is filled with air or an insulating gas like argon or krypton.

As long as the hermetic seal around the perimeter holds, this cavity stays dry and the window performs as intended — insulating your home and blocking condensation.

When the seal fails, outside air carrying moisture can enter the cavity. The desiccant absorbs it at first. But once the desiccant is saturated, moisture condenses on the inner glass surfaces — creating the foggy, hazy, or streaky appearance that no amount of cleaning can fix.

What Causes Seal Failure?

Thermal Cycling

Every day, your windows heat up and cool down. Over years, this constant expansion and contraction breaks down the silicone and butyl sealants that hold the IGU together.

Moisture Infiltration

Once the seal develops a micro-crack, moisture-laden air enters the space between the panes. The desiccant beads in the spacer bar absorb moisture at first — but eventually they become saturated.

Age

Most double-pane IGU seals are designed to last 10–20 years. Windows in the DMV — with hot, humid summers and cold winters — often reach the end of their seal life on the earlier end of that range.

Installation Issues
